On behalf of residential developer Toll Brothers, a Southern California real estate finance firm paid $95 million Friday for a pair of neighboring Sunnyvale properties near Caltrain's Lawrence Station. Hearthstone paid $8 million an acre for the two sites, which together comprise about 11.8 acres. The Calabasas firm purchased the properties from Peninsula Building Materials Co. Under the terms of a related agreement, Toll has the option to buy the sites or portions of them over time. Toll representatives were not available for comment.
